Framing Your House
At Karga Construction we give the homeowner an integration service, when you do your roofing or siding it is very important to have a professional assessment of the framing part of your roof deck or siding structure. Trusses, rafters, walls, fascia boards, tails, plywood or boards need to be inspected. When doing your home or commercial property we check for “nailable surface” referring to a roof deck or wall that is suitable for fastening roofing or siding materials with nails. Ohio codes require fasteners to be corrosion resistant, a minimum of 12-gauge with a 3/8-inch head and long enough to penetrate through the roofing or siding materials and a minimum of ¾ inch into the sheathing.
It is very common in Ohio to find houses after you tear off a roof with 3/8-inch plywood, that is more vulnerable to moisture damage than thicker options. It can warp, crook, swell or delaminate. Several cases we can see the roof deck warp before we take off the shingles, the most common reasons are the 3/8-inch plywood or that the trusses or rafters are not level, that is why we always check and walk the roof to feel for softness or rotted deck areas before submitting a free estimate. When the roof has 2, 3 4 or more layers or the slopes are higher than a 9/12 pitch is harder and more difficult to sense or see if plywood or boards in good condition. We also check the first rows of plywood or boards underneath the first row of shingles and above the gutter line to see the conditions of the wood. Telling the homeowner what to expect from the deck condition before doing the roofing work and giving them different scenarios and cost depending on how much wood needs to be replaced, just being some boards or few sheets of plywood or the whole deck replacement. We understand homeowners are not thrilled about spending more money adding it to the roofing or siding job budget, we try to keep the cost as low as possible charging around 50% less for plywood than most roofing and siding companies charged. You can always count that you will see the sheets of plywood or wood boards we take off your roof and we will take plenty of pictures to document the work done.

Then we will proceed to demolish the burned structure being a room, garage, deck, barn, wall or the whole house, haul away the debris, secure the house from the elements of weather like rain, snow or wind. After this is complete, we start framing the affected area to code. It is very common to find homes built many years ago that are not framed according to the existing actual Ohio codes. Not only do we know how to rebuild your home but also you will have an engineer and a city inspector managing and inspecting all the work that is done according to the laws and codes in your city. We will let the homeowner, engineer, city inspector or your insurance company see if more damages that the ones written in the work scope to be perform at your property are found. A lot of times there is more damage at your property cause by the water used by firefighters to stop the fire.
